Property Maintenance

Our goal is to make the lives of our clients easier and more enjoyable by offering an array of services as well as tiers of involvement and response times. Rest easier knowing your property is well attended when you are away.

With respect to the following tier structure, please understand that all Property Maintenance Packages are custom priced based on factors including, but not limited to: proximity, ease of access to the property, property type (ie commercial building, primary/secondary/vacation home, etc.), utility availability (running water, electricity, etc.), cellular reception/wifi availability, number of structures on the property, overall property size, etc. After meeting with you to discuss your maintenance needs, we will generate a custom Monthly/Quarterly billing schedule for you.

Silver Monthly Maintenance Package ($100/mo minimum):

-Monthly "Walkthrough" inspections to verify that your property is in good shape (quick walk-through of interior and perimeter check of exterior to identify damage or potential future issues)

-Quarterly thorough inspections of the exterior of your home, including minor quick repairs (such as caulking new cracks and spraying hornets nests)

-Escalated emergency response times if/when you experience unexpected events at your property

Gold Monthly Maintenance Package:

Added values over Silver Package Benefits,:

-1 annual full home inspection, to include exterior, interior, attic, and crawl space. (A $500 Value!)

-1 whole home window wash AND power-wash of the exterior of the main residence (some restrictions apply)

-10% discount on all Happier Homes provided contracted labor (such as handyman repairs, interior/exterior painting, powerwashing, etc., some restrictions apply)

-30% discount on "Opens" and "Shutdowns" of the property if 21 days notice is provided

Platinum Monthly Maintenance Package:

Added values over Gold Package Benefits:

-Quarterly full home inspections, also including any non-attached structures (ie detached garages, storage structures, etc.)

-Up to 3 whole home window washes AND power-washes of the main residence and non-attached structures (some restrictions apply)

-30% discount on all contracted labor (for ALL services performed by Happier Homes, LLC. Does not extend to licensed Plumbers or Electricians when work requiring permits is necessary)

-1 "Open" and "Shutdown" of the primary residence, and 50% off for 1 "Open" and "Shutdown" of non-attached structures*. 40% off for additional "Open" and "Shutdown" services performed throughout the year*.

-Up to 5 hours of grounds maintenance per month (ie. mowing/weeding/landscaping/snow removal/etc)

General Interior

Window Covering Installation/Replacement

Are you needing blinds hung? Curtains installed? Maybe you're ready to update your existing window coverings to something newer or more updated in appearance. We can handle everything from beginning to end and perform most updates the same day we start and have the hardware available!

Interior Painting

Ready to change the look and feel of a room? Feeling like an accent wall would really tie the space together? Our experts can help you find the right color with extra large test patches and professional color coordinators from our friends at Sherwin Williams. We can bring your vision to life!

Drywall Installation/Repair

Patching holes, cracks, even building a new wall! We can do everything from matching the texture of your existing walls to giving your rooms an entire facelift with new texture and paint!

Closet/Organizational Systems Design/Installation

New ELFA closet? Need a custom bookshelf or pantry? Just looking to upgrade a storage area in the home? We can design, fabricate, AND install or take your "kit-in-a-box" and put it on the wall!

Flooring Installation/Repairs

Carpet, Hardwood, Etc., we do it all! Whether it's your first floor or (hopefully) your last, we are up to the task! We can install everything from the sub-floor to the surface you walk on.

Insulation/Weather-sealing

Do you have a room in the house that feels colder than all the others when you walk into it? We can insulate your ceilings, floors, and walls to keep you comfortable, potentially saving THOUSANDS on your heating/cooling bills over the year!

General Exterior

Chimney Sweep & Inspection

Starting at $150 for exterior chimney cleanings, and $250 for interior cleanings, we can take the most severely clogged exhausts for your fireplace/wood stove/pellet stove and restore them to full function. This typically includes a thorough inspection of the combustion area, the chimney, and any dampers/etc. for issues affecting draft, performance, or safety. To clean the chimney, we use a motorized brush system (up to 30ft of chimney pipe/flue at a time, safe for use in elbows, bends, etc). We can also service inline appliances like heat exchangers.

Window Washing

Dirty windows? Are your screens full of cobwebs or debris? Allow us to professionally deep clean them for you! We offer expert window cleaning services, including cleaning the screens and channels of your windows. Storm windows? Casement Windows? REALLY high/big windows? We can do it all!

Power Washing

Our Heavy Duty Power Washers can clean just about anything! Siding, driveways/sidewalks, brickwork or masonry, if it's an exterior surface we can get off the gunk and grime and have your surfaces looking great again.

Exterior Painting/Staining

Is your home showing its age? We can rejuvenate your siding, fascia, trim, downspouts & gutters like you wouldn't believe! A great paint job begins with the prep work. We meticulously prepare all surfaces to be painted. In most cases, we begin with a thorough power-wash to remove dirt, debris, cobwebs, etc. Following that, we will scrape off (or wirebrush, depending on texture) any existing paint which is failing, sand the area, and coat with a high quality primer. We caulk any cracks or gaps, joints, and nail holes that need it. Windows, doors, fixtures, etc. are masked off to prevent overspray.

Siding Installation/Replacement/Repair

If your siding has failed/is failing and in need of replacement or repair, we can take care of it. Everything from small cracks to big holes is within our expertise.

Winterization

Everything your mountain home needs to be ready for the harsh winters we experience in the SLV. Weather stripping, window replacement, spray foam; even shutting your house down if you'll be away for a few months. We'll get your property ready to keep you comfortable on those frigid days, or to survive the negative temperatures while you're away.

Snow Removal
